New construction in Aldie is palpable and phenomenal. An eight-mile stretch of Route 50 from Chantilly onwards is being widened and many lanes are being added, and the construction trucks and material have been visible for over a year now. The road work is anticipated to be completed by 2015. Many builders are constructing new developments in Aldie and notable among them are Toll Brothers, Ryan Homes, NV Homes, and Van Metre to name just a few. I have sold homes in Chantilly and Aldie but always like to preview new construction so I can provide value and information to my buyer clients.
Lenah Mill by Toll Brothers is an impressive subdivision where construction began in May 2013, and I usually stop there to check how the neighborhood is evolving. The new mill is a distinctive landmark and I always marvel at their idea of installing it there. Toll Brothers is providing some amazing amenities such as an amphitheater, clubhouse, fishing pond, soccer field, tennis pavilion, playgrounds and a lot else and the area will have 5 miles of trails, and almost 300 acres of open space with plenty of tree save areas and meadows. This luxury community will also have access to top-rated Loudoun schools. They have three collections–The Villages, The Carolinas, and The Executives with substantially different base prices.
As though not to be outdone by Toll Brothers, NV Homes and Ryan Homes are also building 170 homes over 149 acres of land. The new construction in Aldie is even outdoing the Ashburn developments in my opinion. The Meadows that include the Enclave Estates and the Lake Estates in Aldie have a 5-acre lake with a little beach and kayak launch. They also have 5 miles of walking trails and several community gathering spaces such as gazebos and pergolas as well as pools and tennis courts. Ryan Homes is offering 13 floor plans with several of them having the option to have bedrooms on the main level. Also Ryan has some models that are built in the ranch style thereby appealing to many buyers from other part of the country. The Meadows are estate homes with brick exteriors, side entry garages, and other luxury home features.
Some of the builders’ representatives told me that they are seeing an increase in home sales prices after every 2-3 sales. For prospective buyers there is a lot to pick from out of the inventory of new homes and new construction in Aldie, Loudoun County, Virginia. Aldie is where Ashburn was a few years ago, and it would be great to invest in your new home in Aldie before the prices become prohibitive and affordability declines.
